FIXTURES & FITTINGS The sale of the property includes all of the farm buildings but excludes the 3x feed bins, auger feeder, nipple drinkers (drinkers belong to the FBT tenant), for which any purchase price will have to be apportioned between land and machinery.
THE LAND Lot 1 is set in 4.84ha (11.95 acres) of land directly around the farmyard, designed if the buyer wishes to expand the poultry production. The land is currently used for growing arable crops but could be laid down to grass and used as a paddock or amenity land. It will be the purchaser’s responsibility to fund, erect and maintain a suitable livestock proof boundary fence around the perimeter of the land.
LAND CLASSIFICATION & SOIL TYPE The land is classified by the Former MAFF Land Classification Maps of England as being grade 2 agricultural land. The actual soil type is further described by the Soil Survey of England and Wales, as being part of the Wallasea 2 Association of soils which is characterised as consisting of deep silty marine alluvium deposits of various depths and capable of growing high yields of combinable crops, sugar beet, peas and occasionally potatoes or brassicas on its best parts. It is the most common soil type in this Fenland district and albeit classified as a single soil type, within the Wallasea 2 Association, there are significant variations in soil quality from the raised silt hills with their lighter yellowy silts to more bodied, lower holes which have more organic peat in their composition.
UNDER DRAINAGE Most of the farm has been under-drained, and copies of the Land Drainage plans may be inspected at the selling agent’s office.
DRAINAGE RATES Are payable to the Witham First and Third Internal Drainage Board and occupiers’ drainage rates for the year will be apportioned on completion.
ACCESS Fenview Farm has the benefit of access from Twelve Foot Bank and Drury Dyke. If the farm is sold in separate lots rights of way will need to be reserved.
BASIC FARM PAYMENTS & COUNTRYSIDE STEWARDSHIP Due to the new delinked BPS payment, there are no BPS entitlements included with the sale. The land is not entered in any Stewardship Schemes.
