Location
Logie Estate has an enviable location in rural Aberdeenshire. Private, yet readily accessible to and from both the city and its airport, Logie enjoys a secluded position between the town of Ellon and the Aberdeenshire coastline. The landscape across the estate rises up from the banks of the River Ythan and is typified by undulating farmland, punctuated with a network of pathways and stands of established amenity and commercial woodlands.
Located in the North East of Scotland, Aberdeenshire is one of Scotland's largest and most diverse counties and extends from the North Sea coastline inland to the Cairngorm mountains which rise majestically to the far west. Boasting fertile farmland, the area is renowned for producing award-winning livestock and malting barley which supplies many whisky distilleries in the region.
Aberdeenshire is a popular tourist destination for both the domestic and international market. Famous for first-class field sports including driven pheasant and partridge days, there are also a number of well managed grouse moors in the region with deer stalking also available. The rivers Don, Dee and Deveron, along with River Ythan, offer renowned salmon and sea trout fishing.
Aberdeen is a vibrant city with corporate headquarters supporting the energy sector and is fast becoming a leading centre for renewable energy. As Scotland's third largest city with all the services expected of a major hub, it boasts many wide open spaces, tree lined avenues and is famed for its many rose borders as well as its historic university and other educational establishments of further education. Known as 'The Granite City' on account of the construction of many of the city's buildings. Private schools include Robert Gordon's College, St Margaret's and Albyn School as well as the recently built International School of Aberdeen. Gordonstoun (private co-educational) is also with easy reach of Logie (68 miles) and offers rural boarding as an alternative to the urban experience.
Aberdeen Airport at Dyce (19 miles) offers daily services to major cities in the UK and Europe. There are direct train services from Aberdeen to London on the east coast line, as well as a convenient night service on The Caledonian Sleeper.
Locally, the town of Ellon (2 miles) through which the River Ythan flows, provides everyday facilities including a choice of supermarkets, doctors' surgery, dentists, pharmacies, veterinary surgery and post offices in addition to a number of cafes, restaurants and hotels. The town boasts three primary schools and a modern Academy in addition to a variety of recreational facilities, including an 18 hole golf course, swimming pool and sports pitches on the eastern edge of the town.
Logie Estate is well positioned to access a wealth of walking, hiking and cycling opportunities, including those offered within the Cairngorms National Park. Away from the hills, there are numerous golf courses including Trump International at Balmedie and the world renowned links courses at Royal Aberdeen and Cruden Bay, and more locally a challenging 18 hole course at Newburgh.
Description
Logie is a highly attractive estate featuring an exceptional principal house with beautiful gardens at its core. The vision of local businessman, the late WH (Bill) Bruce and his wife Margaret, to create an estate accessible to Aberdeen on which to enjoy the merits of countryside living, the original smallholding of Ladymire was added to over a period of 50 years as adjoining properties and land became available to become Logie Estate. A passion for horse riding and field sports and a keen eye for breeding pedigree livestock, moulded and influenced the Logie of today with its rich, well fenced pastures, strategically positioned mixed woodland compartments and specialised yet versatile farm buildings suitable for a wide range of uses. Additional properties were incorporated across the estate to provide housing for employees or useful income from long term lets.
The late Mr and Mrs Bruce were keen gardeners and supporters of the arts. Their influence is much in evidence and of particular note is the Millennium Cairn created by the world renowned sculptor Andy Goldsworthy which was commissioned by Bill and Margaret. The Cairn is in two distinct halves with the separation gap directly aligned east to west, with half being constructed in the 20th century and the other half in the 21st century.
The River Ythan, which forms the northern boundary and continues downstream through the Forvie National Nature Reserve to the east, is a magnet for migratory birdlife. The diversity of habitats along the riverbanks and across the estate are a haven for a wide variety of birdlife, wildlife, flora and fauna. Across the estate there are many well positioned spots from which to peacefully immerse oneself and enjoy nature close-up.
The estate is screened and bounded to the west by the A90 which by-passes Ellon and affords ready access into Aberdeen and north to Peterhead. To the east lies the small hamlet of Kirkton of Logie Buchan with its church and the Memorial Bridge (footbridge) over the meandering River Ythan.
The estate extends in total to about 224 acres, and comprises a well-balanced combination of arable and silage ground, permanent pasture and rough grazing, and woodlands providing shelter and amenity. The majority of the land is let on a seasonal basis and the farm at Ladymire is let separately to an established equestrian business in conjunction with a farmhouse and specialised equestrian facilities.
Logie Estate is offered for sale as a whole or in two lots as follows:
Lot 1: Logie House (incorporating Honeyhive Cottage and indoor swimming pool), the walled garden, grounds, tennis court, Garden Cottage, stables and adjacent paddocks extending in total to about 19.62 acres;
Lot 2: Logie Estate including a useful range of farm buildings, Meg's Croft, the equestrian centre known as Ladymire extending in total to about 204.45 acres.
Excluded from the sale are a number of property assets/ residential properties including those that continue to be occupied by estate employees or let on a commercial basis.
These assets are available, at a price to be agreed in addition, to a purchaser wishing to retain the overall integrity of the estate. A summary of these assets is listed on page 19 of the sales particulars.
