North Touxhill occupies level and gently sloping ground on former agricultural land in the heart of rural northeast Aberdeenshire. The market town of Ellon which provides a range of educational and retail services is 15 minutes to the south. Aberdeen is about 30 minutes further. The fishing harbour of Peterhead and its adjacent coastal beaches are half an hour to the east.
The wood is dominated by Sitka spruce dating from the 1990s. The crop has benefited from the fertile conditions and shows good clean form and vigorous growth. Lot 3 is a rich open habitat populated with a variety of native grasses, rushes, mosses and scattered birch. To the north end there is a generous pond with a small island fringed by scrub. Ducks, songbirds and snipe all appreciate this haven.
Access to the wood is via a tarmac drive which connects to a farm track adjacent to lot 1. The public roads serving North Touxhill are not restricted with respect to timber haulage and the northeast is well provided with a variety of timber markets and processors.
North Touxhill offers a broad palette. It not only represents the chance to acquire a well-managed compact woodland estate with the expectation of early timber income streams. A future owner will also be able to pursue a variety of woodland activities from stalking and shooting to conservation and quiet recreation. Early viewing for this one!
If It Were Mine
The spruce is ready for a first thin. This would not only realise some useful tax-free income but would also optimise growing conditions for the retained stems.
The presence of broadleaves, open ground and a pond suggests that conservation objectives could be pursued in conjunction with commercial timber management.
The hut at the east corner of lot 1 is an excellent woodland store and would also be a great locus for recreation.
The vendor has enjoyed a variety of sporting activities here including rough shooting and woodland stalking and the new owner may wish to continue with this. Pheasant, roe deer, woodcock and snipe were all in evidence during our visit along with several duck on the pond.
