Description
A very accessible block of pasture land together with a small amount of woodland, including a well-built Barn, situated in the village of Bishops Green, only half a mile south of the A339 and Greenham Business Park. Access to the property is off the road that runs through the village of Bishops Green, via a close-boarded electrically operated gate to a parking area at the side of the Stable Barn. The Barn comprises 3 stables each approximately 13 feet by 10 feet, a Tack Room about 13 feet by 13 feet, and a Store about 33 feet by 15 feet. The Barn was purpose-built, being a refurbishment of a building that was on the site when the owners bought the property. It is timber framed with weatherboard cladding and a pitched roof covered with artificial slates. The land rises gently to the south and towards Sydmonton Common, a small area of woodland on the edge of which forms part of the property. There is also a belt of trees and scrub on the eastern side of the property, between the pasture and the road, which affords protection to the rest of it.

Directions
On the A339 Newbury to Basingstoke road, at the roundabout on the south side of Greenham Common, take the road south to Bishops Green and Ecchinswell. Proceed down the hill, over the bridge, and after about 150 metres the entrance will be found on the right, just past that to Bishops Green Cottage.

Tenure
The land is for sale Freehold with vacant possession on completion. The sale will be subject to an Overage Provision such that should planning permission for residential development be granted on the property then an additional payment will be due to the Sellers. See Overage below.

Overage
For a period of 25 years after the sale of the property 50% of any uplift in its value would be due to the Sellers on the earlier of either the implementation of a planning permission for residential use or a disposal with the benefit of such planning permission. A conversion of the Barn to residential use would not trigger an overage payment.
