A rare opportunity to purchase harvstable commercial timber growing unchecked since planting.
Hole and South Wood comprises mainly conifers planted during
the 1970s that have been managed since planting to produce
sawlogs. Within the Hole Wood arm of the property stocking
includes thinned Douglas fir and heavily stocked Western red
cedar. There is also a small area of mature Sitka spruce. South
Wood is stocked with Western hemlock and Douglas fir.
Between the two woods closest to the main access point at
Woodrow Bridge the property contains older nicely thinned Oak
which looks like it may produce planking or beam oak in the not
too distant future.

A small area of felling has taken place in South Wood close to the
gate at point D on the sale plan. We understand this was
diseased Norway spruce felled to remove a small area of dying
trees. This has regenerated strongly with native broadleaves.

The wood is generally gently sloping with freely draining soils. As
such harvesting will be possible at most points in the year with
modern wheeled machinery. Soils are deep brown earths and
highly fertile and should be capable of quickly growing future
timber volume once the current crop has been harvested.

The wood is easy to access with four vehicular access points.
These are shown on the sale plan at points A, B, C, and D. The
main access point to Hole Wood is at point A, and point C is the
main double gate for South Wood. Both woods have river
frontage to two watercourses that converge at Woodrow Bridge
to form the Mully Brook. These are pleasant small rivers that
could make an interesting feature for a future owner especially if
the tree canopy is removed adjacent to these.

Hole Wood is classified as Ancient Replanted Woodland. The
classification suggests that the woodland has been under
continuous tree cover since the 1600s. Often there are grants
tailored towards the restoration of native woodland cover within
this type of woodland. However, currently there is no
compunction for an owner to replant only native species within
his or her replanting plan as long as it satisfies the UK Woodland
Standard.
