Description

LOT 1—£80,000 (edged red on the attached plan) Lot 1 comprises gently sloping productive permanent pasture land extending in total to approximately 9.83 acres (3.98 ha). The land is bounded by mature hedgerows and stock fencing with an attractive area of copse within the centre of the field providing shelter for livestock. The land has been reseeded and most recently has been used for the production of silage followed by the grazing of livestock. The land is accessed via a gateway directly from the public highway.

Services
We understand there is a private water supply to the land originating from a spring. The supply is to a trough within LOT 1 which has been piped across the road into LOT 2. The purchasers of LOT 1 are to allow a supply to LOT 2 however given the nature of the spring fed supply, cannot guarantee its quantity or quality.

Agri-Environment Schemes
We understand the land is within a Sustainable Farming Incentive (SFI) agreement subject to options CLIG 1 and WBD6. SFI agreements cannot be transferred between parties and therefore these field parcels will be removed from the SFI agreement by the vendors following completion. We understand the land is also subject to a Countryside Stewardship agreement until 31st December 2027 and entered into options BE3 in Lot 1 and Lot 2. The vendor agrees to remove these field parcels from the agreement and they will not transfer to an incoming purchaser unless agreed otherwise.

Rights of Way, Easements
There are no footpaths traversing the land. The property is sold as far as required by the vendor and will be conveyed subject to all rights of way, easements and way leaves of telegraphs poles, drains and wires, electric pylons and cables, water and gas pipes at present erected on and passing over or under the property and subject to the agreements affecting the same (if any).

Directions
From Frome head south west on the A361 towards Nunney. At the Nunney Catch roundabout, takethe first turning left onto the A359 towards Bruton. After approximately 4 miles, turn right onto Hincombe Hill and continue on this road into the village of Batcombe. The road merges with Kale Street and you will reach a junction. At the junction turn right onto Gold Hill and take the first turning left onto Vinings Hill. Take the second turning left onto Moor Lane (no through road) and the land will be located on the left and right hand side after approximately 0.4 miles. The property will also be indicated by the agents for sale boards.
