Description

Plas Y Pinc is a pretty Grade II listed cottage set in a glorious coastal location in the famous Pembrokeshire Coast National Park.

It is listed as "Probably mid-nineteenth century, the location of this cottage suggests its origins as a labourers cottage, perhaps tied to the nearby farm. The building is small, but substantially built and with simple but good detail…Listed as an exceptionally well-preserved cottage, a characteristic building type in Pembrokeshire; this example retains good original character, and exhibits regionally characteristic features..."

It is believed that the cottage has been uninhabited since c1957. Over the years the current owner has obtained planning and listed building permission (now extant after commencing works) to reinstate and sympathetically renovate and transform the cottage into an impressive two reception room, two bedroom cottage (Application Number NP/06/332 – Restoration & Alterations).

The property also benefits from a useful parcel of adjoining pasture land for livestock, horses, amenity use. In all, the property is set in about 10.5 acres.

The property also has planning permission to build a small traditional agricultural shed building for storage, to house agricultural equipment and small workshop area. (Application Number NP/24/0453/FUL).

Access:
There is an agricultural track running along the western edge of its own fields to the council road. This track has planning permission for residential use (Application Number NP/23/0376/FUL – 'Change of use to existing agricultural track to include residential use. Add cart tracks to existing grassed track.' There is also a right of way through a neighbouring farm yard and down a track to access the property.

Further information on the planning and listed building consents are available from the agents.

Note:
Please note, building regulations approval is different from the approved, extant plans. Advice given to the owner at the time was that it was likely (but not certain) that there would be flexibility on the layout of the interior so long as the exterior footprint and shape of the building as per the planning permission was conformed to. Interested parties should check with the planning authority as there may be a need for applications for minor variations to the approved planning applications in this instance.
