STIPULATIONS
The method of sale: the property is offered by Formal Sealed Tender with a closing date of Friday 14th July 2017 at 5pm and a completion being fixed with vacant possession on 30th October 2017.

Acceptance of a formal written tender by the vendor in writing forms a binding contract between the parties once accepted in writing.

Any offers made should be made upon the conditions and terms outlined within this set of particulars and the Tender documents attached and be contained upon the Tender form enclosed herewith.

All amounts should be for a sum certain and be recorded in GB pounds. Offers must not be made by reference to another Tender.

It is advised to tender an irregular sum to avoid the risk of duplication between interested parties.

The vendors do not undertake to accept the highest or any tender.

Vacant Possession is set with completion on 30th October 2017.

Tenders must be received at the agents offices being completed upon the prescribed forms by 5pm Friday 14th July 2017 within a sealed envelope externally marked “Normanby Tender”.

Tenders may be received by hand upon which a receipt will be given, by registered post, or in the ordinary course of post. We strongly advise either hand delivery or registered post.

Any tenders received either by facsimile or by e mail will be received but are generally not recommended as tender is not confidential. Such tenders, should they be made in this manner, should be made with a knowledge of the staff of Addisons Chartered Surveyors who will immediately place the tender within an envelope and suitably mark it “Normanby Tender” to be opened by the clients. If such tenders are made, it is essential that in such cases a hard copy duly signed and completed should be received in the normal course of first class post being posted the same day as the tender is transmitted.

OTHER MATTERS
The purchaser shall be liable to meet the incidence of stamp duty.

The purchasers solicitors shall prepare the transfer document.

The vendor shall retain a strip in accordance with the document in the technical pack. The area of the strip is more particularly determined in that survey, for the purposes of identification upon the sale plan. The strip runs along the boundaries between points A, B and C as marked blue for the purposes of identification.

Over the strip there will be no rights to pass for the purpose of construction or services or to gain access to neighbouring land.

SERVICES
The land is sold subject to all services, rights and easements in, on or over the land which are defined within these particulars and more particularly within the Technical Pack and the Tender Documentation.

VAT
The client is not VAT registered and VAT shall; not be levied upon the tendered price.
