Description    Berrys have been favoured with instructions to market for sale a versatile block of agricultural land extending to 36.25 acres (14.67 hectares) or thereabouts. The land was cropped to Winter and Spring Oats in 2024 following Winter Wheat. The land sits approximately 105m ASL.

The land is currently let to an agricultural tenant by way of a written Farm Business Tenancy under Agricultural Tenancies Act 1995. A Notice to Quit has been served on the current Tenant and vacant possession is available from 12th September 2025.

Soil Type    The soil type is likely slowly permeable slightly acid but base-rich loamy and clayey soils (Pinder) suited to cereal production. Potatoes have been grown on the property. The land is spread across Grade 2, 3 and 4 according to the Agricultural Land Classification Scale.
