Eisteddle Farmhouse is located in the farmyard and sits slightly to one side with a south easterly aspect over attractive open countryside with views towards the Llidiartywaen and Llanidloes hills. It is very privately situated with few other residential properties in close proximity.
The surrounding countryside is a mixture of open pastureland with areas of traditional broadleaf and coniferous woodland and some environmentally interesting areas of scrub.
The house itself is a compact dwelling house with a synthetic slated roof and UPVC windows, providing comfortable accommodation.

FARMHOUSE
The extensive accommodation comprises:
On the Ground Floor:
Rear door leads to the farmhouse Kitchen with oak fronted fitted base and wall units, solid fuel Rayburn cooker. Doorway to the kitchen leads to the front Entrance Hallway with under stair storage cupboard, doorway leads to side sitting room with tiled surround fireplace. Further Living Room, again with 1950s style tiled fireplace

On the First Floor:
Sitting room doorway leads to a turning staircase to the first floor Landing with End Double Bedroom having views over surrounding countryside.
Front Double Bedroom with side view.
Rear Double Bedroom with views over surrounding countryside.
Family Bathroom with green coloured suite of WC, washbasin, panelled bath, airing cupboard.
The property provides comfortable accommodation which would benefit from some refurbishment, or would provide the opportunity to extend and modify the house to provide more extensive accommodation.

THE LAND
Traditionally managed, the agricultural land is mainly laid to permanent pasture and has been used for the extensive grazing of livestock and the conservation of fodder.

The property is well maintained with well laid out enclosures and is mainly flat in nature or gently sloping.

Lot 1: has the attraction of a block of mature, broadleaf, mainly oak woodland which lies to the west of the council road, with the balance of the land lying in close proximity to the centrally located farmstead.

Lot 2: adjoining Lot 1 and lying to its east, lies around Rhosgoch Fach and is heavier in nature but provides good quality grazing pastureland with some heavier areas around the brook running through the land.

Lot 3: is an upland block of pastureland partly adjacent coniferous woodland with restrictive access via rights-of-way over adjoining land
