Lot 1: SOLD. Knelle Tawny Wood is a stunning ancient coppice woodland, surrounded on all sides by contiguous woodland or agricultural fields. The outstanding tranquillity of the whole area and the size of this beautiful mature woodland means that here one can feel remote from the outside world, which was of great appeal to the current owners and sure to be the same for the next custodians. The woodland is lovely and flat with a canopy comprising mostly of hornbeam coppice with a significant amount of sweet chestnut now overstood – believed to be last managed at the time of an auction of coupes in a local Peasmarsh pub in the 1970s. There are a great many oak standards, as well as birch, aspen, ash, cherry, holly, and two stands of Scots pine, one of which is residence to a sett of badgers. A number of significant marker species can be found throughout the woodland, including wood anemones, bluebells, red campion, dog’s mercury, and primrose. It is a rare visit here when you do not see deer, and less frequently seen are wild boar, but they clearly enjoy coming to scratch on the fallen Scots pine trunks when humans are absent. Resident tawny owls give their name to this wood, where the calls of little owls often punctuate otherwise peaceful nights. Buzzards can always be seen and heard circling and mewing high above on a blue-sky day, while in the understorey a riot of competing birdsong starts as early as February: among many species of birds, you will hear wren, robin, blackbird, blackcap, several species of tit, and even thrush, who all raise young here. As well as seasonal streams passing through both areas of the woodland, the River Rother is not far away, and a walk along public rights of way across farmland to the northwest leads to a favourite wild swimming and picnic spot of the current owner. This area of the woodland is for the most part largely untouched but offers a fairly uncluttered understorey. It could certainly provide a blank canvas woodland for a new owner keen on occasional overnights with a desire for a ‘leave not trace’ policy. Bushcraft would be a delight here, with ample material to hand. Expansive rural views looking out northwest provide a lovely contrast to the woodland on a clear day. All in all, this is a magical spot that has perhaps remained so partially because access is by foot or requires 4WD via a long, shared, clay track. Internally there is vehicular access for both lots. If It Were Mine Either of the two woodlands could have a management plan drawn up, perhaps focusing on firewood and occasional selection of a stem for local markets. Timber could certainly be milled on site. Camping and bushcraft can be enjoyed in both lots as could an occasional BBQ. Trail cameras would be a must!
