Lot 1 comprises of three adjoining fields, enclosed by mature hedges and Lot 2 consists of 22.28ha of arable land with two small reservoirs next to the Car Dyke.

Situation    Lots 1 and lot 2 are both located near to Billinghay, Lot 1 is only 250m northwest from the edge of the village and Lot 2 lies to the north of the Car Dyke and south of Gravel Hill Drove being 550m along the Gravel Hill Drove from the junction. The land is 12km east of Sleaford, 21km northwest of Boston, 9.4km west of Coningsby and 22km southeast of Lincoln.

Soil Type    The land is identified by the Former Ministry of Agriculture Food and Fisheries as being mainly Grade 2 land. Lot 1 is identified as Grade 3 and lot 2 is identified as Grade 2. The land can be described as part of a belt or Barff of easy working, free draining lighter soils in a ridge of higher ground between Blankney and Billinghay. The Soil is further classified by the Soil Survey of England & Wales as being part of the Beccles 1 Association of Soils.

Irrigation Abstraction    Lot 2 includes 2 x irrigation reservoirs next to the Car Dyke and the vendor holds an EA Abstraction licence for 3million Gallons of Winter Abstraction.
