Occupying a prominent setting amongst Devonshire countryside,
Chawleigh Barton Wood is an attractive woodland boasting both
commercial and amenity elements.

Both conifer and broadleaves feature with the conifers
comprising principally Douglas fir and Sitka spruce which are
situated at the eastern and western ends of the wood. These
crops mostly date from 1989 with an area of 1966 Douglas fir.
Scattered conifers exist within the broadleaved areas including
some impressive Silver fir.

The broadleaves are mainly late rotation and include oak, beech,
sweet chestnut and sycamore. Approximately 5 ha of conifers
were clearfelled in 2019 and this area was restocked with alder,
birch, rowan, lime and hornbeam.

The wood features a very attractive mix of flowers including
bluebells, wild daffodils, wild garlic, primrose and celandine.

Located on the southern side of the valley of the Little Dart River,
single bank fishing rights are included in the sale where the river
adjoins the property. We understand salmon and brown trout
were previously present. Ponds and streams also feature.

Various useful timber buildings - a forestry workshop and tool
store approximately 5m x 4m plus veranda, an office
approximately 3.6m x 3.6m including a veranda, a log storage
barn approximately 10m x 5m, and a poly tunnel approximately
20m x 10m, can be found in the wood as well as a large
yard/stacking area.

Other notable features include post WWI shooting butts and
several old charcoal pads dating back to when charcoal was made
in earth covered “kilns”.

Part of Chawleigh Barton Wood is designated as Ancient
woodland meaning the land has been under continuous tree
cover since at least 1600 AD.
